If you're thinking about buying your first home in New Bedford, there are real programs that can help with down payment, closing costs, and better loan terms. The ones I see buyers use most often: MassHousing loans, with low down payment options and competitive rates for first-time buyers statewide; down payment assistance programs that reduce how much cash you need at closing; FHA loans, as low as 3.5% down with more flexible credit requirements; and conventional programs with as little as 3% down.
